Guests can book directly through the Florida Coast Beach Rentals website or through Airbnb and VRBO listings. Direct booking often includes savings compared to third-party platforms. Once a reservation is confirmed, guests receive booking details, arrival instructions, and answers to any questions from the team ahead of the stay.
Every home in the portfolio uses secure keyless entry with a digital Schlage lock, so there is no key pickup or office visit required. Guests can set a personal access code before arrival or use the code assigned by the team. The code activates automatically at check-in time and deactivates at check-out, giving guests a simple, contactless arrival at their Ponte Vedra Beach, Vilano Beach, or St. Augustine rental.
Reservations made more than 60 days before arrival require a $500 deposit, and changes or cancellations made before that window incur a $50 change fee. At 60 days before arrival, the deposit applies to the balance and the remaining payment is due in full. After that point, cancellations and rescheduling are not available, which is why Florida Coast Beach Rentals recommends travel insurance for every booking.
The only exception to the standard cancellation policy is an official evacuation order issued by St. Johns County, Florida. A hurricane watch or warning alone, without a county evacuation order, does not qualify for a refund or rescheduling. Travel insurance is available through a trusted partner site and is strongly recommended, particularly for stays booked during hurricane season.
Every home is professionally cleaned, inspected, and restocked between reservations, with linens, towels, and beach gear placed and ready before arrival. Maintenance concerns are addressed quickly through trusted local vendors so each property stays in the same condition guests expect from photos and listings. Homes are managed with the same care whether the stay is a long weekend or a full week.
Rates are set using dynamic pricing tools that reflect seasonality, demand, and length of stay, so guests see accurate pricing at the time of booking. Reservations made within 60 days of arrival require full payment at booking, while earlier bookings follow the deposit schedule outlined in the cancellation policy. All payments are processed securely through the booking platform used.
Guests are covered by an accidental damage waiver for minor, unintentional issues that occur during a normal stay. Damages caused by pets, negligence, or policy violations are not covered under the waiver and remain the guest's responsibility. Any damage should be reported to the team as soon as it is discovered so it can be addressed quickly and fairly.
Minimum stay requirements vary by property and season, with many beachfront homes requiring a multi-night minimum during peak summer months and holiday weekends. Shorter stays may be available during off-peak periods depending on the property and calendar. Specific minimum night requirements are listed on each home's individual listing before booking.
Some homes in the portfolio welcome pets, while others do not, so guests traveling with a pet should confirm eligibility before booking. A $150 pet fee applies, pets are not allowed on furniture or bedding, and pets must stay leashed while on the beach with waste properly bagged and disposed of. Any damage caused by a pet falls outside the accidental damage waiver and is the guest's responsibility.
Public and homeowner-adjacent beach access points vary along South Ponte Vedra Beach, Ponte Vedra Beach, Vilano Beach, and St. Augustine Beach, so guests should confirm the closest access point to their specific rental. Guana Tolomato Matanzas National Estuarine Research Reserve, located near South Ponte Vedra, has its own posted rules for hiking, kayaking, and beach access that differ from open public beaches. Local guidance and directions to the nearest access point are shared with guests as part of arrival information.
